We prefer to be clear from the beginning, so every guest can choose consciously and enjoy their stay with peace of mind, without surprises.

Getting Here and Exploring the Area

Where exactly is the property located?

We are located on the right bank of Lake Montedoglio, about 10 minutes by car from Pieve Santo Stefano, 15 minutes from Anghiari, 20 minutes from Sansepolcro, and 40 minutes from Arezzo.

Is a car necessary?

Yes, a car is recommended to move around independently and visit villages, nature, and attractions in the surrounding area.

Is it possible to reach the property without a car?

The property is mainly designed for guests traveling by car, which remains the recommended way to move freely during the stay.

However, it is possible to reach us without a car in some specific cases:

  • arriving by train to Arezzo, with a taxi service to be arranged in advance (additional cost)

  • arriving by bus to the Anghiari stop, followed by a transfer to be organized

This solution is particularly suitable for stays focused mainly on time spent at the property, participating in experiences and activities, and alternating moments of relaxation without frequent travel.

What is the road like to reach the property?

The last 500 meters are a well-maintained gravel road, easily accessible. The property can also be reached with sports cars and touring motorcycles.

Are there services nearby (restaurants, supermarkets)?

Yes, the main services are about 10 minutes away by car.
At the property there is also a farm shop where you can buy bread, olive oil, wine, craft beer, honey, jams, pasta, sauces, cheeses, cured meats, and preserved vegetables.

Rooms, Apartments and What to Expect

What types of rooms and apartments do you have?

We offer double rooms and apartments for 2 up to 6 people.

How large are they approximately?

Rooms: about 14 sqm
Apartments: 40 sqm and 65 sqm standard apartments, 45 sqm and 70 sqm Green Deluxe apartments

Is there air conditioning?

We do not have air conditioning. The property is located at about 500 meters above sea level, is naturally ventilated, and fans are provided in all rooms and apartments.

Is the Wi-Fi suitable for remote work?

Yes, the Wi-Fi is high-speed and suitable for remote working.

Is it quiet at night?

Yes, the area is very peaceful and ensures restful sleep.

Breakfast, Dinners and Food Experience

Do you offer breakfast?

Yes, we offer a sweet and savory organic breakfast with cold cuts, cheeses, eggs, homemade tarts, cakes and biscuits, yogurt, honey, coffee, cappuccino, and hot drinks.

Breakfast is served from 8:30 to 10:00.

For guests who prefer different times, or breakfast in their accommodation or outside the property, we can prepare breakfast baskets or takeaway breakfasts on request.

Is it possible to have dinner at the property?

Yes, we offer two event dinners per week, served at the agriturismo.

In high season, event dinners take place on specific days of the week (for example, Monday and Thursday).
In other seasons, when stays are shorter, dinners are still twice per week, but the days may be adjusted according to guest presence, in order to ensure at least one dinner opportunity for each stay.

On the other evenings of the week, except Sunday, a takeaway service is available, designed for guests who prefer to dine independently or directly in their accommodation.

How does participation in dinners and the takeaway service work?

Participation in served dinners can be booked directly at the property.
If a guest expresses interest in advance, we will do our best to organize accordingly, depending on availability and organization.

The takeaway service can be requested in the morning during breakfast for the same evening.
The menu is communicated at breakfast: dishes are prepared with fresh, seasonal ingredients, and may vary depending on products from our farm.

For guests who wish to use the takeaway service already on the evening of the arrival day, we kindly ask that this be communicated in advance: we will send the available menu, and it will be possible to select the dishes of interest by 12:00 on the day of arrival.

Do you have vegetarian or vegan options?

Yes, vegetarian and vegan options are available.
We often prepare traditional Tuscan recipes, many of which are naturally vegetarian or vegan, using fresh, seasonal ingredients.

Are there recommended restaurants nearby?

Yes, we will be happy to suggest local trattorias and restaurants.

It is an ideal place for a slow holiday, in contact with nature and enriched by authentic experiences.

Both: relaxation at the property and the possibility to explore the area without rushing.

How many nights do you recommend staying?

We recommend 5–7 nights to fully experience the place.

Is the property suitable for longer stays (10–14 nights)?

Yes, it is particularly suitable for longer stays.
Many guests choose to stay two weeks to alternate relaxation, activities, and excursions, truly feeling at home.

What type of guests do you usually host?

We mainly host couples and active families who love nature and slow travel.

Is it suitable for children?

Yes, it is suitable for children of all ages.

Arrival, Departure and Practical Details

What are the check-in and check-out times?

Check-in is from 4:00 to 7:00 PM
Check-out is by 10:00 AM

Can I arrive at any time?

We kindly ask that you always inform us of your expected arrival time and, whenever possible, respect the check-in time slot (4:00–7:00 PM).

The property is located inside a private park with access through a gate, and since it is a family-run agriturismo and an active farm, during the day we may not always be present on site.

With a simple advance notice, we are always able to organize ourselves to welcome you without any waiting time.

Is it possible to arrive later?

Yes, late check-in after 20:00 is possible, with a €25 supplement.
If a late arrival is foreseeable in advance (for example due to flights, trains, or planned travel), we kindly ask you to inform us a few days in advance, when possible, so we can organize the welcome in the best way.

Is luggage storage available?

Yes, it is possible to leave luggage before check-in or after check-out.

Are you flexible with times?

Whenever possible, yes. We kindly ask to inform us in advance, so we can organize accordingly.

What happens in case of delays or unexpected events during the journey?

In case of delays or unexpected events during travel, we kindly ask you to inform us as soon as possible, preferably via WhatsApp, so we can organize your arrival in the best way.

Yes, it is much appreciated in less crowded periods by guests seeking tranquility and authenticity.

Days follow a slow and natural rhythm: unhurried breakfasts, activities spread throughout the day, and quiet evenings immersed in the countryside.

For those who wish, we also suggest local festivals, village events, and small music evenings, simple and authentic occasions to experience local life and traditions.

To ensure availability, we ask guests to indicate preferences at the time of booking, especially in high season.

About three weeks before arrival, we send a calendar of scheduled activities, after which participation can be confirmed.

Yes, always. We consider travel time, recovery time, and the balance between experiences and relaxation.

Is the property suitable for guests traveling with their own bicycle or sports equipment?

Accommodations have ample storage space, and we also provide a secure dedicated storage room.

For greater peace of mind, there is a person on site with medical knowledge, available to provide initial assistance and to help direct guests to the most appropriate healthcare services.

Is it possible to cook and wash clothes?

Yes, the apartments have a fully equipped kitchen.
A barbecue with firewood provided is also available in designated areas.

A shared washing machine is available, and each accommodation has a drying rack.

Supermarkets and shops are about 10 minutes away by car.
